Why relationships decide everything

We are not building lists. We are building relationships.

Relationships have never mattered more in this business. Properties change hands, teams turn over, budgets move, and the one thing that holds steady is knowing the person on the other end of the phone will do what they said they would.

Most of us have built our careers on a handful of those relationships. We have, and we would like a few more.

We represent every property in our portfolio, so we know each one's limits and we will tell you about them before you bring a client, not after. Our job is to make sure a Distinct Location never makes you look bad.

So we work at this the way you do. Slowly, in person, and with people we intend to still be working with in ten years.

Private estates that have never opened their gates, and established venues that have quietly moved upmarket. Most of them appear nowhere else, because access runs through relationships rather than listings.

Straight answers about limitations

Capacity, noise ordinances, curfews, parking, power, kitchen, weather exposure, what the owner will and won't allow. You get the real constraints up front, in writing, before you present anything to a client.

We never go around you

Your client stays your client. We don't contact them, we don't market to them afterward, and we don't accept an inquiry that arrives behind your back.

First look and site visits

Partners hear about new properties before they're announced, and we host previews and familiarization visits so you've stood on the property before you recommend it.

We call you

When a property in your region needs a planner, a designer, a caterer or a production team, we don't run a search. We call the person we already trust there. That is what the relationship is for.

Nothing to sign up for, and nothing to buy

There's no directory, no membership and no tiers. We work with people whose standards match ours, and those relationships tend to run for years rather than events. If that sounds like the way you work, we would like to know you.

What we ask of you

Every planner working a Distinct Location is approved by us first. If we have not worked together before, that is a conversation, not an obstacle — and if you run full or partial service, you almost certainly already meet the bar.

You hold the vendor relationships

Between the vendors, the client and the property. We are not the middle of that, and neither is the owner.

Timeline and schematics

Produced and shared ahead of the event, so everyone on site is working from the same document.

All certificates of insurance

Compiled and delivered by you. Every vendor, before anyone arrives.

There for load-in and load-out

And you stay until the very end. Breakdown is when a property is most exposed, and it is the hour that most often goes wrong.

These exist to protect the property, and they protect you too. An owner who has seen an event run this way says yes to the next one. Standards are the reason these properties stay open to our industry at all.

The people we work best with

We are not precious about titles or how long anyone has been doing this.

What we care about is much simpler, and it tends to show up in the first conversation.

Including the parts that went wrong. Anyone who has run enough events has a few, and the people who talk about them honestly are the ones worth standing next to.

The right recommendation matters more than the quick one. We work the same way, and it is why owners and planners keep coming back to us year after year.

Most of these places are somebody's home. The people we keep working with understand that without being reminded.

New to events or booking a full calendar already, if you know a property that belongs in this portfolio, introduce us. When an introduction becomes a signed VISION assessment, we pay you $750. Whatever level the property chooses, and whoever you are — planner, designer, agent, anyone in this industry.

And if you are a planner, you are the first we recommend for events at that property. That is worth more than the fee, and it is the part we care about.

We take it from there

We evaluate it, and if it's right we approach the owner ourselves. You are named as the introduction and stay informed. You are never asked to sell anything on our behalf.

You're paid when they sign

$750, when the property signs a VISION assessment. Not months later, not contingent on a representation agreement that may never happen. One number, every time, whatever they choose.

Not every property is right for us. We'll tell you why, either way.

Where we work

Northern California is home. Napa and Sonoma are where we started and where much of the portfolio still sits, and we work across the country now.

We grow into a region the same way every time: the relationships come first and the properties follow. We would rather spend a year getting to know the planners, designers and operators in a market than arrive there as strangers.
